Most business decisions require you to understand how much something is worth

Valuation certainly isn’t sexy, it is detailed and methodical and costly but knowing what things are worth is vital in many decision making processes, unfortunately valuations are often required during difficult times in life, divorce, death or for borrowing against but having someone who understands the technical procedures, as well as the personal circumstances can make the situation much easier.

“market value” means “the estimated amount for which a property should exchange on the date of valuation between a willing buyer and a willing seller in an arm’s length transaction after proper marketing wherein the parties had each acted knowledgeably, prudently and without compulsion.”

Clients often ask for a property to be valued when that isn’t really what they want, they want to know how much it will cost to buy, you might think that this is the same thing but an RICS Red Book Valuation is a technical appraisal of an items worth, how to buy something is a matter of negotiation, market knowledge, personal circumstances, we have assisted in the purchase of many off market properties and understand how to approach these situations, we have also completed many Red Book Valuations so if you need help with either just give us a call.

Client Testimonials

Anthony Myatt

James has provided expert support to the Environment Agency on a wide range of Environment Agency flood defence projects in the North East over the last 15 years. He is very knowledgeable on the issues and challenges we face in respect of estates and land issues. His input has been invaluable to ensuring that those who are affected by our works are fairly treated but not to the detriment of the public purse.

I would thoroughly recommend engaging with James and look forward to working with him again in the future.

Ben Gibson

I worked with James on a recent forestry project (Spring 2015) that had a number of objectives.

  • To improve the existing woods
  • To address poor access and fencing
  • To improve the shooting
  • To apply for grants to try and achieve those objectives.

James is an outstanding communicator, he is sympathetic and understands the countryside and he is very knowledgeable when it comes to the grant process. He managed our project and has put in a real infrastructure that will serve the Estate well for years to come.
